Questions

Buying in Bang Tao, answered

The questions we hear most from people buying a home on Phuket. Figures as of 6 Nov 2026.

Can a foreigner buy a home in Bang Tao?

It depends on the home. A condo unit inside the foreign quota can be held in your own name, with the funds remitted from abroad. Foreign nationals cannot hold land in their own name, so a villa or house is usually bought through a registered leasehold or a Thai company structure. Our team verifies the quota or the structure for each home you shortlist. This is not legal advice.

What does freehold mean on a card?

Freehold describes the type of title: ownership with no end date, as opposed to a lease. The label next to it says how that title can be held. Freehold, foreign quota means a condo unit; Freehold, Thai company means land held by a company; Freehold, Thai title means a chanote that the buyer needs to review with a lawyer.

What is the difference between ready homes and off-plan units?

Ready homes are built and can be inspected today, including resale. Off-plan units belong to new projects that are not finished yet, with a completion date, a payment plan and a developer list price. Both are listed here: use the Ready or off-plan filter to see one kind, and the New projects page to compare whole developments.

Who pays the transfer fee and taxes?

The transfer fee is 2% of the registered value and is customarily split equally between buyer and seller, though it is negotiable. The seller usually bears specific business tax or stamp duty and withholding tax. Each listing states the agreed split where it is known.

What are common area fees on a condo?

Condo buildings charge a monthly common area fee per square metre, and sometimes a sinking fund contribution. Standalone villas and houses usually have none. The figure is on the condo listing when it is known.

How current are the prices?

We aim to check every price with the owner or developer every sixty days. Before you decide, ask about any home and a consultant replies in writing with the current price and availability.
