Property information

Listings are published in good faith from information supplied by owners, developers and our own inspections. Prices, availability, areas, bedroom counts and photographs are indicative and may change without notice. Nothing on this site is an offer, a contract, a valuation or a survey. Measurements are approximate. Where a villa is under construction, images may show a show unit or a computer rendering.

Prices and currency

All prices are quoted in Thai baht (THB). US dollar figures are an indicative conversion for guidance only, at a rate that is not updated in real time. The price payable is the one written in the signed sale and purchase agreement.

Investment and yield figures

Any rental yield, running cost or return figure shown is an area-benchmarked estimate built from comparable listings. It is not a forecast, a guarantee or financial advice. Property values and rental income can fall as well as rise.

Ownership by foreign nationals

Foreign nationals cannot own land in Thailand in their own name. Purchases are structured through a registered leasehold, a Thai company that holds the land, or the foreign quota of a condominium building. We explain the options, but we are not a law firm — you must take independent Thai legal advice before making any payment.

Intellectual property

The text, layout and photography on this site belong to Villa Sale Phuket or are used with the owner's permission. You may not reproduce or republish them without written consent.

Governing law

These terms are governed by the laws of Thailand, and the courts of Phuket have jurisdiction over any dispute arising from them.
