Questions
The basics, in the order people usually ask them. None of it replaces advice from an independent Thai lawyer.
The order is similar across developers. You reserve a unit with a deposit, your lawyer checks the developer’s permits, the land title and the draft contract, and you sign a sale and purchase agreement with a payment schedule. Instalments are normally tied to construction stages. Before handover you inspect the unit and agree a snagging list, and ownership is then transferred or the lease registered. Have an independent Thai lawyer review the contract before the first payment.
Most developers split the price into a deposit, staged instalments during construction and a final payment at handover. Each project sets its own schedule, some offer a discount for paying in full, and a few run a plan that continues after handover. The schedule appears on a project page once the developer has confirmed it.
In a condominium, foreign nationals can hold freehold title to units up to 49 per cent of the total saleable area of the building. That share is the foreign quota. It applies to condominium units, not to villas on land, which foreign nationals normally hold through a registered leasehold or a Thai company structure. Whether any quota remains in a particular building has to be confirmed in writing, so verify it with our team and a Thai lawyer before you pay a deposit.
It is the lowest unit price in the project on the developer’s current price list. Units differ in size, plot and view, so the project page lists them one by one. A listed price is never a guarantee: the price in your signed contract governs, and we confirm the current price list with the developer before we quote it to you.
Off-plan means construction has not started or has only just begun. Under construction means building work is under way, with a planned completion quarter. Completed means the project is finished and units can be inspected. Planned means the project is announced but not yet launched.
