Questions

Buying a new home in Nai Thon

The basics, in the order people usually ask them. None of it replaces advice from an independent Thai lawyer.

What are the usual steps when buying off-plan in Phuket?

The order is similar across developers. You reserve a unit with a deposit, your lawyer checks the developer’s permits, the land title and the draft contract, and you sign a sale and purchase agreement with a payment schedule. Instalments are normally tied to construction stages. Before handover you inspect the unit and agree a snagging list, and ownership is then transferred or the lease registered. Have an independent Thai lawyer review the contract before the first payment.

How do developer payment plans work?

Most developers split the price into a deposit, staged instalments during construction and a final payment at handover. Each project sets its own schedule, some offer a discount for paying in full, and a few run a plan that continues after handover. The schedule appears on a project page once the developer has confirmed it.

What does “foreign quota” mean?

In a condominium, foreign nationals can hold freehold title to units up to 49 per cent of the total saleable area of the building. That share is the foreign quota. It applies to condominium units, not to villas on land, which foreign nationals normally hold through a registered leasehold or a Thai company structure. Whether any quota remains in a particular building has to be confirmed in writing, so verify it with our team and a Thai lawyer before you pay a deposit.

What does “from” mean next to a price?

It is the lowest unit price in the project on the developer’s current price list. Units differ in size, plot and view, so the project page lists them one by one. A listed price is never a guarantee: the price in your signed contract governs, and we confirm the current price list with the developer before we quote it to you.

What is the difference between off-plan, under construction and completed?

Off-plan means construction has not started or has only just begun. Under construction means building work is under way, with a planned completion quarter. Completed means the project is finished and units can be inspected. Planned means the project is announced but not yet launched.

About new projects in Nai Thon

Nai Thon is a small beach area on the north-west coast of Phuket, among the quieter stretches of the west coast. Buying new here suits those who want a calm setting rather than a busy resort town, and who are willing to wait for a home to be built to their chosen layout.

For large new-build villas, plot size, access and specification matter more than the headline figure, so ask a consultant for them before you shortlist. Views, the slope of the land and the road to the property can all affect how a home lives day to day.

The prices on each project page are developer list prices, usually the starting point for a given unit type. Look closely at the completion stage, since a project may be at an early phase of construction or close to handover, and at the payment plan, which shows how instalments are spread. Request the developer's sales sheet to see which units remain and at what price. Use the budget filter, then send an enquiry or book a video call to compare projects with a consultant.
